Building Exterior Visual Assessment- BEVA

What is a BEVA?

A Building Envelope Visual Assessment (BEVA) is a systematic visual assessment of a building’s exterior envelope designed to identify visible signs of deterioration, damage, water intrusion, and other conditions that may affect the performance and service life of the building.

The building envelope includes the components that separate the interior of a building from the exterior environment. Depending on the building, this may include roofing systems, exterior walls and cladding, windows and doors, balconies, sealants, flashings, penetrations, and other exterior assemblies.

During a BEVA, these components are visually reviewed for signs of deterioration or conditions that may require maintenance, repair, or further investigation. Observations are documented to provide the building owner with a clearer understanding of the current condition of the building envelope.

Condition Assessments & Consulting

Our building envelope condition assessments provide property owners and managers with an independent evaluation of the current condition of their building envelope systems.

We assess visible conditions involving roofing, exterior walls and cladding, windows, doors, balconies, sealants, flashings, waterproofing, and other critical envelope components to identify deterioration, deficiencies, and potential areas of concern.

The findings provide owners with a clearer understanding of their building's condition and help establish priorities for maintenance, further investigation, repairs, and long-term capital planning.

Leak & Moisture Investigations

Water entering a building is not always coming from where it first appears.

We investigate suspected water intrusion by evaluating roofing, wall assemblies, windows, penetrations, flashings, sealants, and transitions between building components.

Where appropriate, investigations may incorporate moisture detection, thermal imaging, exploratory openings, or other diagnostic methods to help identify probable sources and determine appropriate next steps.

Building Envelope Repair Consulting

When deficiencies are identified, we can assist owners in moving from assessment to repair.

Services may include developing repair recommendations, scopes of work and specifications, reviewing contractor proposals, assisting with tendering, and providing construction observations during the repair process.

Our objective is to help owners make practical, informed repair decisions while maintaining independent oversight throughout the project.

Diagnostic Tools that help, When a Visual Assessment Isn’t Enough

  • Smoke Testing: Helps trace air movement and identify potential leakage pathways around windows, doors, wall assemblies, penetrations, and other envelope transitions.

  • Thermal Imaging: Provides an additional perspective by identifying temperature anomalies that may be associated with air leakage, moisture, missing insulation, or other building envelope conditions.

  • Moisture Detection: Moisture meters and non-destructive scanning equipment can help identify areas requiring further investigation and assist in defining the extent of suspected moisture.

  • Drone Inspections: Provides close visual access to façades, roofs, parapets, balconies, and other difficult-to-access areas without immediately requiring lifts, scaffolding, or swing-stage access.

Seeing Beyond the Surface

Not every building envelope problem can be identified through visual assessment alone. Water can travel behind cladding, air can move through concealed openings, and moisture may accumulate within assemblies before visible damage appears.

When conditions require further investigation, ATC uses diagnostic tools and targeted testing to help identify potential problems, narrow down probable sources, and determine appropriate next steps.

Thermal Imaging:

  • Infrared thermography can identify temperature anomalies across roofs, walls, windows, and other building envelope components. These patterns can help direct further investigation toward areas potentially affected by air leakage, moisture, insulation deficiencies, or thermal bridging.

Electronic Leak Detection (ELD): 

 

  • Electronic Leak Detection (ELD) can be used to perform forensic investigations to accurately locate existing membrane breaches and confirm active leak locations within the roofing or waterproofing system. This method allows for precise source identification without introducing additional moisture or causing damage to the roof assembly.
